Btw…during the month of April
GOOD NEWS…The Oaks Board has finally been able to get started on some projects that the weather dictated when they could begin. Now that spring has arrived these projects are underway, and some are already completed. Because of the ice storm in January that froze pipes and caused some flooding and the windstorms in February that knocked out the electricity in a large part of our community, the Board was faced with fixing issues from both of those weather-related concerns before they could get started on projects they promised to address.
Projects Underway and/or Completed.
- The 29 potholes were filled in and completed this month.
- The Board approved a contract for all the gutters to be cleaned out and screen covers to be placed on the gutters to cut down on clogging in the future.
- The landscaping company, Caudill’s, has completed winter cleanup and are now edging, mulching, and mowing.
- Orkin has inspected the ground level units for termites and no evidence of termites were found.
- TreePro is still cutting and trimming trees property wide.
- Damaged light fixtures on poles are being repaired and/or replaced and information on purchasing new light fixtures for each unit and/or building are being gathered for the Board to vote on which one to purchase property wide.
- Estimates are in the works for our new announcement board that will be installed outside the clubhouse where the existing one is now. We received a matching grant to assist in the purchase of this new board.
- The new roofs on E7 & E8 are complete.
- Repairs are being made to the swimming pool so it can open on Oaks Day, May 5th.
- Now that the Reach Alert is back in place, we have been able to send out brief messages that are of the utmost importance to all Owners.
- The new website is finished and ready for use. HOA monthly dues can be paid on this site. You can find this Newsletter under the NEWS section on the site.
- Management has been working diligently on the delinquent HOA fees and has reduced the totals by 58%.
New NEWS
Board Meetings – Starting this month, Ann Wesley, property manager, will be sending a link, which is a secure platform, via the full email list she has put together from the information sheet distributed back in January. Since our Board meetings are not intended to be a public meeting, this is a Zoom platform for only people at The Oaks to have access to watch. Therefore, if you can click on the link provided in the email, you can watch the Board meeting in the comfort of your own home, so you can keep up with what is going on within your community. How about that for progress? Thank you, Ann Wesley!
Visitor Pad at Entrance – If the Visitor pad at the gate entrance is not working properly so that guests can call you and from your phone you can let them in, then stop by the office between 8:00-12:00 Monday-Friday and ask Chrystal to help you set it up correctly for you. She is terrific at trouble shooting and can work out the kinks in your system not working.
Microphone with Amplifier – If being hearing impaired, like me, has kept you from attending the monthly Board meetings then I am happy to let you know that a microphone with an amplifier is now being used. The Board members have been using this system for several months and residents have said it really has made a big difference in their ability to hear what is being said by everyone.
If that has kept you from attending, please come join us the third Tuesday of every month at 6:30 pm in the Clubhouse and hear all the exciting things taking place now and plans for things to come.
Social Committee
The Oaks Race Day Party preparations are in full swing as the members put their final touches in place for the 3:00 pm, May 5th event. Please try and sign up at the Clubhouse if you plan on attending and let us know if you will be bringing a guest. That will help in food preparation.
The door charge is $8.00 per person to cover the food and beverages being provided which includes the popular Oaks Day drink, the Lily. There will be a mint julip bar, but you will need to provide your favorite bourbon. Names will be drawn from those that attend to receive one of the door prizes that the Social Committee is giving in appreciation for attending.
Racing will be shown on the TV in the clubhouse as well as a $5.00 contribution to the “racing pot” which will entitle you to draw a Win ticket, a Place ticket, and a Show ticket. That will give you 3 chances to win a portion of the “racing pot” once the Oaks Race has been run. The Winning ticket will receive ½ of the pot and Place and Show will split the other half.
If you are not up to dressing for the event and wearing your racing day attire, you can wear your swimming pool clothing as that is the Opening Day of the swimming pool. Let’s hope it doesn’t rain but if it does there will be plenty of fun inside the Clubhouse with good food, good friends you already know and making new ones.
Btw…watch for the posting of the NEW Social Committee calendar coming soon. It will list all the upcoming events planned by the Social Committee as well as events already scheduled such as the monthly Board meetings.
UPDATES…
UK BASEBALL – The UK Baseball team is ranked 11th in the country as of 4/17/23. They have just returned home after two weeks on the road for a five straight home game appearance. If you can catch a game, no pun intended, during this home stretch, I know you will enjoy watching some great baseball.

NEW UK BASKETBALL COACH – Coach Cal not only has one and done players, he also has one and done coaches. He has placed an ad for a new Assistant Coach to replace KT Turner who is leaving after one season to take the Head Coaching job at UT Arlington where he has deep roots. He was responsible for helping acquire the recruiting class that will be coming next year which puts Kentucky in the top 10 recruiting class for 2024.
OFFICE PHONE NUMBER – After months of frustration and Ann’s tenacity, we finally have our office phone number back. If you need to reach Chrystal in the office between the hours of 8:00 am – 12:00 pm, you can call 859-272-2113 and she will answer. Once again, thank you Ann.
DOGGY CLEANUP – Those little doggies that bring us such pleasure are our responsibility to care for in every way. Please remember when you are walking your precious darling to pick up what they leave behind. That is our responsibility too!
HOW ABOUT SOME ADDITIONAL ACTIVITIES?
We are asking if you have any interest in having the following activities started here at The Oaks.
- A friendly game of BINGO – paper cards provided, and you bring your own markers. FREE OF CHARGE! Signup sheets will be available in the Clubhouse.
- KARAOKE for those that love to sing. This could be added to the Friday “Happy Hours” that the Social Committee heads up in the summer months. Signup sheets will be available in the Clubhouse.
- What about PICKLEBALL? If the tennis court was set up for this activity would any body want to participate? Signup sheets will be available in the Clubhouse.
- WATER AEROBICS & YOGA – With a certified instructor who is insured, would you be interested in taking these classes in the mornings and/or evenings for a minimal fee to pay the instructor. Signup sheets will be available in the Clubhouse.
Summer is right around the corner. The flowers are blooming, porches are starting to display flags, flowerpots, and beautiful furniture. I love summertime when folks are out of hibernation, the smell of fresh mulch is in the air, and beautiful flowers are everywhere. I hope to meet new neighbors this summer at either the monthly Board meetings, at an event hosted by the Social Committee or around the swimming pool.
As a Board member, I work for you so its important to me to know who you are. If we have never met, please take a moment to introduce yourself to me so we can become neighbors and not just a name on a directory.
